What exactly does Claro Casa do?
Think of us as your boots-on-the-ground partner in Central Portugal — bridging the gap between you and your property when you can't be here, or simply don't want the hassle. Our work falls into three pillars: We Maintain (inspections, repairs, weatherproofing, land and pest care, call-outs), We Present (photography, drone media and honest condition reports), and We Manage (sourcing and supervising tradesmen, logistics, deliveries and concierge tasks). In short: we handle the headaches so you can just enjoy the house.
Which areas do you cover?
Central Portugal, from our base in Coimbra — covering Coimbra, Aveiro, Leiria, Viseu, Guarda, Castelo Branco and Santarém. Travel is handled by a simple, transparent zone system, so you always know any travel cost up front.
Trust, Reporting & Security
How do I know the work is actually being done?
Trust is our core product. After every visit — routine inspection or project supervision — you receive a digital report with timestamped photos and video, so you see exactly what we see. For larger projects we act as your eyes on the ground with regular progress updates, so you can approve the next stage with confidence, without flying in.
How do you keep my keys safe?
Security is paramount. We never store your address on your key tag — each key carries only an anonymous reference code linked to a secure, encrypted database, so a lost key could never be traced to your property. When our engagement ends, all keys, codes and access details are permanently destroyed within 48 hours.
What about my personal data and access codes?
Your data — including alarm and gate codes — is stored encrypted and separately from your address, and codes are never kept with physical keys. We never sell or share your data, except with a vetted contractor where a specific job requires it. You can ask to see, correct or delete your data at any time, in line with GDPR.
The Casa Care Subscription
How does the subscription work?
Our Casa Care plan looks after your home for a flat monthly fee (from €44/month). Once a month we visit to ventilate the rooms, run the taps and flush the pipes, check for damp, leaks and pests, and carry out a security sweep. After every visit you receive a photo report. The subscription is the foundation of the relationship: it puts you on our route and unlocks our full range of services at discounted rates.
What do I get as a subscriber that a one-off customer doesn't?
Subscribers are our priority: no travel charge on minor jobs carried out during your monthly Route Day visit (any smaller task that doesn’t need its own trip); priority scheduling (you go to the front of the queue, especially in an emergency); discounted Storm & Fire Shield checks and call-outs; 24/7 key holding for immediate access; and included liaison access. Non-subscribers are welcome too — you'll simply pay the travel fee, a small assessment fee on jobs needing a quote visit (credited back if you proceed), and you're scheduled after subscribers.
Can I pay upfront and save?
Yes. We offer discounted pre-paid bundles — a 3-month Seasonal Saver, a 6-month Guardian bundle, and a 12-month plan — each giving a bigger saving the longer the commitment.
How does your pricing work?
Simply and transparently. For your own work we quote a fixed price for the job, agreed before we start — not an hourly rate. No clock-watching and no nasty surprises: if we take longer than expected, that's our problem, not your bill. If a job needs a look before we can price it, there's a small assessment fee, credited back in full if you go ahead. Materials are charged separately at cost, and travel is added via the zone system (photography and buyer services already include local travel).
Why do you ask for 24 hours' notice on jobs?
So we turn up with the right parts and tools. We can't carry every lock, fitting and fixing in the van, so a little notice lets us prepare and finish in one trip rather than two. Work requested same-day or sprung on us on arrival is treated as an emergency call-out, because it usually means an unplanned run to the shops.
How do I pay?
Subscriptions are paid by standing order on the 1st of the month. Pre-paid bundles are paid in full upfront. Larger projects are split 50% as a deposit up front and 50% on completion.
Can I cancel?
Monthly plans can be cancelled at any time — just let us know before the 1st of the month, so you’re not billed for the month ahead (for example, cancel before the 1st to stop the next month’s inspection and payment). Pre-paid bundles are non-refundable, as the discount reflects your commitment.
Repairs, Maintenance & Land
Do you do the work yourselves?
For everyday, non-licensed work — yes, we do it personally at an agreed fixed price: handyman repairs, weatherproofing, painting, tiling, flat-pack assembly, fly screens, basic plumbing and electrics, brush and land clearance, pressure washing, upholstery cleaning and installations. For anything that legally requires a licensed professional, we step into a manager role instead.
What can't you do?
Anything that legally requires a licensed trade — major or certified electrical and gas work, structural building work, and chemical pest treatments. We don't attempt these ourselves; we source, vet and supervise licensed Portuguese professionals, so the work is done legally and safely.
Why do I pay a project-management fee on top of the contractor's quote?
Because of the invisible work that makes a project succeed: sourcing and comparing multiple quotes (so you don't overpay), translating your wishes into proper Portuguese technical instructions, and visiting to check quality. Independent supervision usually saves you money — by avoiding foreigner pricing and catching costly mistakes early.
My land needs clearing — can you help?
Yes. Portuguese law asks owners to clear vegetation around buildings each year to reduce wildfire risk. We cut and clear your land to a fire-resistant standard and send you before-and-after photos. Larger or steep land needing heavy machinery is arranged through a contractor we manage.
Do you deal with pests?
The straightforward things, yes — rodent bait stations, ordinary wasp and hornet nests, and fly control through screens, door curtains and deterrents. Anything needing a licensed specialist (chemical treatments, Asian hornet nests, or pine processionary caterpillars) we arrange and oversee with a professional.
What happens if there's a storm or emergency while I'm away?
We have you covered. All clients can reach our 24/7 emergency line — and subscribers benefit from our Storm & Fire Shield priority service. If we find a problem such as a broken window or a leak, we have the access and the local network to secure the property immediately and prevent further damage, keeping you updated throughout.
What is the Fire & Storm Shield?
Our priority service for storms and wildfire risk. When IPMA or Civil Protection issue an Orange/Red warning or fire alert for your area, subscribers can have their property checked for damage within 48 hours of the storm or fire passing, at the reduced rate of €30 plus the zone travel fee — first-come, first-served, with subscribers first in the queue and messaged first. Non-subscribers can request the same check at €70 plus travel, after subscribers are cleared. If you need immediate action — for example securing or preparing your home before a storm, or moving items and dealing with damage straight away — that is an emergency same-day call-out: €60 daytime (09:00–18:00) or €120 after-hours and weekends, each including the first hour on site, plus travel.
Buying & Selling a Property
Can you photograph my property for a sale or rental?
Yes. We produce professional HDR photography, drone aerial shots, and a highlighted property-boundary overlay that clearly shows where the property begins and ends. A larger package adds an edited video walkthrough and a full written listing description, delivered quickly via Google Drive — ideal for sale or rental listings, and for agents.
I want to buy a property but can't travel to view it — can you help?
Absolutely — one of our most valued services. With a Live Look we visit and walk you through on a live video call, where you direct us ("open that cupboard", "check the road noise"). Our Buyer's Eye goes further, adding drone close-ups of the roof and boundaries and a recorded 4K walkthrough you can keep. Please note this is an honest visual condition report and the personal observations of your representative — not a structural or chartered survey, and it shouldn't replace one.
Can you buy furniture or supplies, or do an IKEA run?
Yes — our procurement service is perfect for stocking the house or replacing furniture before you arrive. You order (or tell us what you need), we collect and deliver, charging a flat logistics fee plus the cost of the items. IKEA is the one we handle most; oversized orders such as a full kitchen are quoted separately. (Many suppliers like Leroy Merlin deliver cheaply themselves, in which case we'll simply point you there.)
Can you wait in for deliveries, tradesmen or utility appointments?
Yes. We can be your presence on site — letting in a contractor, taking a delivery, or waiting for a utility appointment. This service comes with an additional fee.
